This estimate assumes a roof replacement. It does not include structural repairs, new decking, gutters, or other work unless included in a contractor's quote.

Roofing cost basics

How to use this roof cost estimate

Enter the measured surface area of the roof, then choose a material and describe the roof's pitch, complexity, and existing layers. The estimate applies a base installed-price range for the selected material, adjusts it for pitch and complexity, and adds a separate allowance for each layer selected for removal. The low and high results are planning figures, not a bid for your home.

Base planning rates used by this calculator, before roof adjustments and removal
Roofing materialBase range per sq. ft.
Asphalt shingles$4.50–$8.00
Architectural shingles$5.50–$9.50
Metal roofing$8.00–$14.00
Tile roofing$10.00–$20.00
Slate roofing$15.00–$30.00

These are broad model assumptions for early planning, not a live survey of local contractor prices. For context, Angi's 2026 cost guide reports a general U.S. roof replacement range of $4–$11 per roof sq. ft. (updated March 5, 2026); that source does not provide the material-specific rates above, which remain illustrative calculator inputs. The calculator applies a 15% adjustment for a steep roof and a 0%, 10%, or 20% adjustment for simple, moderate, or complex layouts. Each existing layer selected for removal adds $1.00–$2.50 per sq. ft. Location is not currently a separate input. Source reviewed September 29, 2026.

Use roof area, not living area

A home's advertised square footage usually describes interior living space, not the roof surface. Roof pitch, overhangs, additions, and the shape of the roof all affect its total area. For a more useful estimate, use a roof measurement, project plan, or a recent contractor quote. If you only know the home's footprint, treat it as a rough starting point rather than an exact roof measurement. One roofing square is 100 square feet.

Costs that can change a roofing quote

  • Access and roof design: Height, steep slopes, dormers, valleys, and difficult staging can affect crew time and safety requirements.
  • Removal and disposal: The selected layer count provides a simple removal allowance. Actual tear-off costs depend on material, access, local rules, and disposal fees.
  • Local conditions: Labor rates, material availability, permits, and weather-related requirements vary by area and are not priced separately here.
  • Repairs and add-ons: Decking, flashing, underlayment, ventilation, gutters, or structural repairs may change the final scope. Hidden damage may only be visible after the old roof is removed.

Roof replacement estimate FAQs

Does this include removing my old roof?

Only the removal allowance for the number of layers you select is included. Choose zero only when no existing layer will be removed; whether a new roof can be installed over an existing one depends on roof condition and local requirements.

Why is the estimate a range?

Material and installation costs vary, and the final scope may change after an on-site inspection. A range is more useful for early budgeting than a single precise-looking number, but it cannot account for every home or local market.

What should I compare in contractor estimates?

Ask for a written scope that separates materials, labor, tear-off and disposal, permits, and likely repairs. Confirm the products, workmanship warranty, payment schedule, and how unexpected damage will be priced. For more planning context, see our roof replacement cost guide.
